What to Expect at a Home Inspection

In a home inspection, the inspector will direct his or her attention to the structure condition of your home and to call attention to safety concerns. A home inspection is a graphic inspection of the home.

When the inspector checks the electrical system, he or she will examine parts that they will have easy access such as outlets and light fixtures. Plumbing is inspected pretty much the same way by looking at parts that can be seen. Home inspectors will then proceed to the equipment for heating, cooling and water heating.

Although the inspector's task inside the home is limited, like the identification of hidden material defects and he or she does not forecast the life span of a property or the suitability of a property for whatever purpose, a home inspector should be well trained and experienced.
During the home inspection, expect the following from the home inspector:

1. Roof and attic space
2. Gutters, downspouts and other exterior home features
3. Windows and doors
4. Plumbing and electrical system.
5. Home interior, which includes built-in appliances
6. Water heaters and heating systems
7. Basement and crawlspace
8. The appliances will also be checked to ensure they function well. This includes the garage door opener but the main target is with kitchen equipment such as refrigerator, dishwasher and other built-in appliances.

The home inspector will not remove things even if they hamper the inspection, so if you are a home seller, you should do the following:

1. Remove items situated on the windowsill.
2. Remove anything that is directly in front of your fireplace.
3. Ensure that nothing is blocking the electrical panel.
4. Provide enough space for inspecting the water heater and the furnace.
5. Clear access to a crawl space.
6. Leave special instructions on pets, alarms and other things.
7. Remove any clothing that impedes the inspection if your attic access is through a closet.

The average inspection usually takes two to three hours, depending on the size of the house. In general, the agent of the buyer will be around during a home inspection. It is preferable that the seller should not be present during a home inspection. You may choose your home inspector or the real estate agent may refer several licensed inspectors that he or she has previously worked with. There are several choices for you, do it is important to do your homework. You can ask family or friends for referrals. It is regularly required within the first ten days after an offer is accepted and the contract has been signed.

Remember that a thorough home inspection takes time and may cost a bit more. Nevertheless, you will be glad not to put up with faulty appliances. Based on the result of a home inspection, a buyer has the right to request within the period that a seller agrees to correct certain defects in the home.
